How we do it:

Family homes

MCS can provide assistance to buyers looking for a specific type of property in any location within England. This service is often of benefit to buyers from overseas or outside the local area, or for those faced with a wide variety of choice and little time to spare. We would typically begin this process with a meeting to fully understand your needs and requirements, then initiate a search within your chosen area. We carry out extensive research to establish realistic price guidelines and to eliminate overpriced or unsuitable properties. We report to you and advise you throughout the process, then once a final selection is made we remain available to assist with all negotiations and ensure a successful completion. Please ensure that you are aware of the latest HMRC stamp duty rates for buyers, including the current 3% surcharge on second homes.

Our property sourcing service includes…

  • Sourcing a suitable property to individual requirements including local area research, property viewings and detailed feedback

  • Providing relevant local area information and comparisons

  • Negotiations with vendors or their agents to achieve the best possible purchase price

  • Purchase assistance (to include introduction to independent mortgage broker, property surveyors and recommended solicitors if required)

  • Personal assistance and advice during the buying process

  • Project Management of initial remedial work to the property if required (charged at additional 15% of cost of works)

Investment properties

Since 2007 we have sourced investment properties nationwide across a range of styles and budgets. Typically investor clients ask us to combine this with full lettings and management to provide a complete service. Examples of sources that we may use to find properties are:
